The focus of this study to know the human factors affecting the urban growth in the city of Jeddah, "through the stages of evolution to detect the physical setting of the city of Jeddah since she was inside the fence, and after demolition, and application of a number of concepts and theoretical models that explain the growth of various cities in order to reach the validity in the interpretation of the reality of urban growth in the city of Jeddah. And as the urban growth (the area used is based) is based on a set of economic factors, demographic and service of this study was to identify these changes are expected to have an impact on urban growth in the city of Jeddah during the period of 1400 AH to 1425 AH. The study drew its data from reports issued by the Ministry of Municipal and Rural Affairs, the Ministry of Planning and Real Estate Development Fund, and the expectations of population increase, and satellite images and remote sensing data. When analysis of these data have been made use of a range of scientific methods, and use many media and Statistical Alcartojravep, which include: a historical approach, the objective approach (fundamentalist). This is to provide such data in the form of illustrations, the researcher used the method of analysis Alcartojrave in the form of graphs and other forms of demographic and computer-generated maps. The most important results of this study: shows that the values of transactions and signals commensurate with the assumption of the study and found that the independent variables that contribute to a high degree of confidence in determining the urban growth of the city of Jeddah is respectively: the construction of building permits, and the index for housing, the average per capita income, and loans to fund real estate development. where the study proved the assumption the stability of other factors on the same city of Jeddah that the growth is controlled by a number of building permits the construction of almost 95%, while slightly reduced this effect by 93% for each of the index for housing and the average per capita income, and affects in the number of loans by 70% to sprawl. and all independent variables share and interact with each other to have an impact positively on the city's growth rate was a strong positive correlation (0.90) at the level of significant (0,5) and only 10% controlled by other variables. |
